Living in Lakeshore, Ontario: 35 Kilometres of Lake St. Clair
Lakeshore is the largest municipality in Essex County by both population and land area, with 40,410 people spread across 530 square kilometres and 35 kilometres of Lake St. Clair shoreline. It grew 10.4 percent between 2016 and 2021 and added more than a thousand homes in that stretch. Three things drive value here, and the size of the place is why.

Three things drive value in Lakeshore, because the municipality is large enough to support more than one market: the Lake St. Clair waterfront, newer construction on bigger lots, and proximity to the Belle River town centre, which behaves like its own market.
Lakeshore is big. That's the first thing to understand, and it changes how you search here. The municipality was formed in 1999 by amalgamating the Town of Belle River with the townships of Maidstone, Rochester, Tilbury North, and Tilbury West. What came out the other side covers 530 square kilometres, which makes it the largest municipality in the county by land area and the most populous. Belle River, Comber, Stoney Point, Emeryville, Puce, St. Joachim, Maidstone, Lighthouse Cove: all of them are Lakeshore, and a listing search filtered on the name pulls the whole lot.
That size is also why three different things drive value here rather than one.
Waterfront. Thirty-five kilometres of Lake St. Clair shoreline, and the municipality has spent real money making it usable. The beachfront has been doubled, the marina and waterfront park renovated. Then there's Lighthouse Cove, which is unlike anything else in the county: every home in it has canal access through to the river and the lake.
Newer construction. Lakeshore added over a thousand homes between 2016 and 2021, and it remains one of the most active areas for housing starts in the region. If you want a recently built home with a bigger lot than you'd find closer to the city, this is the search.
The Belle River town centre. Belle River has an actual main street, recently renovated, sitting a short walk from the marina and the beach. That combination, a working town centre next to a working waterfront, is not common in this county, and it's the reason Belle River behaves like its own market inside the larger municipality.

Amenities and points of interest.
The Atlas Tube Centre
200,000 square feet on Renaud Line, built at a cost of $62 million. Three NHL-sized ice pads. An aquatic centre with three pools, including a lap pool, a lazy river, and a therapeutic pool. A gymnasium, an indoor track, a dance studio, meeting and community rooms, and a fully serviced library branch, all under the one roof. Outside there are twenty soccer fields, tennis and multi-use courts, a splashpad, and a five-kilometre trail. Beyond it, the municipality runs two more community centres in the rural communities and roughly forty parks in total. It's the best municipal recreation facility in Essex County and it isn't especially close.
Six marinas, and a title to go with them
Lakeshore calls itself the Muskie Capital of Canada, and the fishing here backs it up. Six marinas serve the municipality, including the ones around Lighthouse Cove. The Belle River Marina is the flagship: full-service and deep-water, with more than 250 seasonal and transient docks, premium and diesel fuel, pump-out, gated docks, overnight security, a pavilion, a concrete double boat ramp, and washrooms with private showers. There's currently a waitlist, which tells you what you need to know about demand.
Lakeview Park and West Beach
Right beside the marina, with the largest beach on Lake St. Clair, playgrounds, a splashpad, an amphitheatre, and sand volleyball.
Parks around the municipality
Centennial Park and Duck Creek Park in Belle River, the Comber Community Centre and Fairgrounds, and Optimist Park in Comber, among roughly forty in total.
Conservation areas
Five of them, and they cover genuinely different ground. Tremblay Beach and Ruscom Shores protect rare Lake St. Clair marshes. Maidstone Conservation Area holds Carolinian forest. Lighthouse Cove has the historic lighthouse. Big "O" is a birding spot, and Rowsom's Tilbury West sits on the banks of Big Creek.
Farm gate and agritourism
Wagner Orchards and Estate Winery does pick-your-own apples, cider, and estate wines. Ruscom Maple Products covers the syrup end of it. Both reflect how much of this municipality is still farmed.
Waterfront dining and golf
The Sandbar Waterfront Café and The Beach Hut sit on the lake. Rochester Place Golf and Resort handles golf and events.
Getting around
Highway 401 runs right through Lakeshore, and County Road 22 is the four-lane arterial connecting to Tecumseh and Windsor. The county has been improving and expanding it. The border is about 30 minutes.
Everyday things
An eight-screen cinema, an indoor virtual golf complex, and a 36-hole miniature golf course with animatronics and waterfalls, which is a sentence I did not expect to write about Essex County.
Museums and history
Three museums, and one of them is nationally significant. The John Freeman Walls Historic Site and Underground Railroad Museum sits on twenty acres in Puce. In 1846 John Freeman Walls, who had escaped slavery in North Carolina, bought land here from the Refugee Home Society and built a log cabin on it. That cabin became a final stop on the Underground Railroad, and the family took in many others who had made the same journey. Many of the original structures are still standing. It opened as a museum in 1985, after a descendant, Dr. Bryan Walls, wrote a novel about the family's journey, and it forms part of the African-Canadian Heritage Tour. Visits are an interactive open-air guided walking tour, and booking ahead is encouraged. The Maidstone Bicentennial Museum is run by the Maidstone and Area Historical Society, with local artifacts, an in-house library, gardens carrying more than fifty native species, and events through the year including a War of 1812 encampment and a pioneer Christmas. The Comber and District Historical Society Museum covers the agricultural and community history of the south end. Lakeshore's roots run back to the 1700s, and the French-Canadian settlement history is written into the place names across the north end.
