What this website collects and where it goes.

Lead-form information

A form can collect a name, email address, phone number, property address, service area, timing, selected offer, and message. The information is sent directly to Follow Up Boss so Matt can respond. It is not sent to a third-party form provider or valuation widget.

Purpose and consent

Information is used to respond to the request, provide the selected real estate information, record communication preferences, and maintain a service record. A form will identify required fields and include express consent language for electronic follow-up.

Text messages

Every website form displays the text-message opt-in disclaimer above its send button. The phone number field is optional, so giving a phone number and sending the form is what opts you in; there is no checkbox to tick, and a request can always be sent without a phone number.

The disclaimer reads: “I agree to be contacted by Matthew Biggley Real Estate Corporation via call, email, and text for real estate services. To opt out, you can reply 'stop' at any time or reply 'help' for assistance. You can also click the unsubscribe link in the emails. Message and data rates may apply. Message frequency may vary.”

Information sharing

This section covers the information you give through a form or by text message, including your name, email address, phone number, and text-message consent.

Data will not be sold or shared with third parties for promotional or marketing purposes. Data will not be shared with third parties for marketing or promotional purposes. This applies to every visitor to this website, wherever they live, and is not limited to residents of any one province or state.

Mobile phone numbers and text-message consent in particular are never sold, rented, or shared with third parties or affiliates for their marketing or promotional purposes. They are processed only by the service providers below so Matt can send and record messages.

The Meta Pixel, described below, is separate: it records visits to the site and never receives what you type into a form.

Text-message terms and conditions

1. We use SMS to confirm appointments, send reminders, and notify clients of schedule updates or important changes.
2. You can cancel the SMS service at any time. Just text “STOP”. After you send the SMS message “STOP” to us, we will send you an SMS message to confirm that you have been unsubscribed. After this, you will no longer receive SMS messages from us. If you want to join again, just sign up as you did the first time, and we will start sending SMS messages to you again.
3. If you are experiencing issues with the messaging program, you can reply with the keyword “HELP” for more assistance, or you can get help directly at matt@mattbiggley.ca.
4. Carriers are not liable for delayed or undelivered messages.
5. As always, message and data rates may apply for any messages sent to you from us and to us from you. Message frequency may vary. If you have any questions about your text plan or data plan, it is best to contact your wireless provider.

Guides and follow-up emails

If you ask for a guide or report, it is sent to you by email from Follow Up Boss, followed by a small number of related notes from Matt. Those notes stop as soon as you reply, and every email includes an unsubscribe link. Ongoing newsletters are sent only if you tick the optional newsletter box.

Calculator information

The calculators, including the Right-Size Report, the Move Planner, the Real Monthly Cost calculator and the Home Return Calculator, run in the browser and do not require contact details. The numbers you enter are sent only if you choose to send a request, and then only so Matt can reply with them.

Site analytics

To understand which pages and guides are useful, the site may use Google Analytics and Microsoft Clarity. They record how the site is used, such as pages viewed, clicks, scrolling, the type of device, and the general area a visit comes from. Clarity may also record anonymized replays of how a page is used, with text typed into forms masked. These tools do not receive the contents of a form you send. You can block them with your browser’s privacy settings or a content blocker, and the site works the same.

The site also remembers, in your own browser, if you closed one of its small offer prompts or already asked for that guide, so the same prompt doesn’t keep coming back. That note stays on your device and is not sent anywhere.

Meta Pixel and advertising

This site uses the Meta Pixel, a small piece of code from Meta, the company behind Facebook and Instagram. When you visit, Meta may use cookies, web beacons, and similar technologies to collect information from this site, such as the pages you view and whether a request form was sent, and combine it with information it collects elsewhere on the internet. Meta uses this to measure visits and ad results and to show you relevant ads on Facebook and Instagram. The pixel does not receive your name, email address, phone number, or anything else you type into a form.

You can choose how this is used. Manage the ads you see in your Meta account settings, under ad preferences; opt out of interest-based advertising from participating companies at youradchoices.ca; and block or delete cookies in your browser’s settings. The site works the same either way. Meta handles the information it receives under its own privacy policy.

Retention and access

Lead-delivery audit records contain only the information needed to diagnose delivery and respond. To ask about access, correction, or deletion, call or text 226-906-0340. Legal, regulatory, security, and recordkeeping requirements may affect retention.

Service providers and safeguards

The website host, Follow Up Boss, Google Analytics, Microsoft Clarity, Meta, and other analytics infrastructure may process information to provide their services. Access should be limited, credentials kept server-side, and transmission protected. No internet system can promise absolute security.
