Selling

What's my house worth right now?

The honest answer is a range, not a number, and it depends on condition as much as location. A Home Equity Check gives you a property-specific range for your house plus the reasoning behind it, so you can push back on any part you disagree with. It takes me a day or two and there's no cost.

How is that different from a HouseSigma or Zolo estimate?

An automated estimate works from recent sales data and nothing else. It can't see a kitchen redone in 2023, a finished basement, a new roof, or a furnace on its last winter. In smaller markets like Kingsville, Harrow, or Amherstburg there are fewer recent sales to work from, so the estimate rests on a thinner base. Start from the same data, then account for what the house actually is, and you get a number you can plan around.

What does it cost to sell a house in Ontario?

Real estate commission plus HST on the commission, legal fees and disbursements, a mortgage discharge fee and possibly a penalty for breaking a term early, and adjustments for property taxes and utilities at Sold. Prep costs vary and they're your call. The calculator on this page estimates your specific total in about a minute.

Should I renovate before I sell?

Usually less than people expect. Some work returns more than it costs and some is money you'll never see again, and which is which depends on the house, the town, and what's competing that month. Paint and cleaning almost always pay. A full kitchen usually doesn't, right before a sale. That's a specific answer for a specific house and it's most of what the Listing Launch is for.

How long will it take to sell?

Kingsville's median was 27 days in August 2026, and medians hide a lot. Condition, price, and how the house is presented in the first week move that number more than anything else. I'll give you a realistic range for your house before it goes live, and I'll tell you if I think the price you want is going to add a month.

What actually happens in the first week?

Photography, video, and floor plans are finished before the sign goes up. The house goes live everywhere at once, it goes to my list, it goes to the agents in this county working with a buyer for exactly this kind of house, and it goes out on social. The first week is when the serious buyers are watching, so nothing goes live half-ready.

Do I have to sign something to get any of this?

You'll sign a listing agreement when you decide to list, the same as anywhere. Everything before that, the range, the walkthrough, the plan for your house, happens first so you know what you're agreeing to.

Buying

Should I buy first or sell first?

It depends on your financing, your risk tolerance, and what's happening in the specific price band you're moving into. Both work, and both have gone badly for people who picked the wrong one for their situation. It's a twenty-minute conversation and it's worth having before you start looking.

What does my budget actually buy in Windsor-Essex right now?

That answer changes by town and by month. Tecumseh, LaSalle, and South Windsor are three different answers at the same price. Call or text me with your number and I'll tell you what it's buying this month, in each area you're considering.

We're moving to Essex County from out of town. Where should we look?

Depends entirely on what you want your week to look like. Kingsville and Leamington are twenty minutes apart and they're different lives. Riverside and Amherstburg both put you near the water and feel nothing alike. Walkerville and Forest Glade are both Windsor and they're not the same at all. Tell me how you want to live and I'll narrow it to two or three areas before you waste a Saturday.

Do you help with older homes?

That's most of what I know. I've renovated six houses over fifteen years, including century homes. I'll tell you which problems are cosmetic, which are structural, and roughly what the real ones cost to fix, before you write an offer rather than after.

I'm selling my parents' house. Is that different?

Usually, yes. There's often more to sort out, sometimes several family members with a say, and frequently decades of belongings still in the house. It changes the timeline and the preparation more than it changes the price. I've handled a number of these and the first conversation is almost always about sequence, not about price.
