Straight answer for sellers

What does a listing agent actually do for the commission?

The work should be visible before you hire the agent. It can include pricing analysis, preparation decisions, documents, media, launch, showing systems, buyer and agent follow-up, feedback, negotiation, condition management, and closing coordination. Commission is negotiable and should be discussed with the services and obligations in writing.

What changes the answer

A seller should not have to infer what happens after the sign goes up.

Matt's Listing Launch walkthrough is designed to make the proposed work, review points, and seller responsibilities reviewable in advance.
