How the estimate is calculated

Estimated net proceeds = expected sale price − mortgage payout − commission − HST on commission − legal fees − discharge fee − preparation, moving, and other entered costs.

Ontario HST is calculated at 13% of the commission entered. Commission is negotiable. Use the rate in the agreement you are considering rather than treating the default as a quote.

Build a useful range

The default values are a worked example, not typical fees or a quote. For a more useful planning range, run the calculator at a conservative, central, and higher sale-price scenario. Use the commission rate from each written proposal you are actually considering, a current lender payout estimate, a lawyer's fee and disbursement estimate, and current preparation and moving quotes.

For a $700,000 sale, a $300,000 mortgage payout, 4.0% commission, $1,800 legal estimate, $400 discharge fee, $3,000 of preparation, and $2,500 of moving costs, the estimate is:

What is not included automatically

Possible mortgage prepayment penalties, property-tax or utility adjustments, title issues, estate costs, non-resident requirements, income or capital-gains tax, HST on a property transaction where applicable, moving overlap, repairs after inspection, and unusual legal work are not calculated unless you enter them under other costs.
