Methodology in plain language
How the estimate is calculated
Equity applied = current home value − mortgage payout − selling commission − HST on commission − other selling costs. New mortgage = target purchase price − equity applied. Monthly payment uses that new mortgage amount at the entered rate and amortization.
Ontario HST is calculated at 13% of the selling commission entered. Commission is negotiable on both the sale and, indirectly, through the price negotiated on the next purchase.
Why this answers the rate objection
A higher rate on its own makes a move look unaffordable. It rarely is the whole picture, because the equity built up in the current home reduces the size of the new mortgage. This estimate applies that equity first, so the comparison is payment to payment, not rate to rate.

What is not included automatically
Mortgage prepayment penalties, mortgage default insurance premiums where applicable, land transfer tax on the new purchase, appraisal and lender fees, bridge financing costs if the sale and purchase do not close on the same day, and qualifying under the mortgage stress test are not calculated here.
