Most people who relocate tell me the hardest part is not knowing what's happening back home. Here's how I handle a sale when you've already started somewhere new, from the first photo to the final signature.
Stage by stage
What happens, and who handles it.

Before you go, or by video if you've already left
We walk the house together, room by room, and decide what's worth doing before it's photographed. If you've already moved, a video walkthrough works. I'll line up the cleaning, repairs, and any pre-listing inspection, and send you photos when each job is done.

Preparing an empty or half-empty house
An empty house shows every scuff and feels smaller than it is. We'll decide together whether a few key rooms need staging, and I'll make sure the lights, heat, and water are all on for showings.

Launch and showings
The photography, video, and floor plans happen with or without you there. Showings are booked through the lockbox system, so every visit is logged, and I check the house regularly so nothing sits unnoticed.

Offers and signing
Offers are reviewed on a call, with the documents in front of you, and signed electronically. You don't need to be in Windsor-Essex to accept an offer.

Closing without flying back
Your lawyer can usually handle the closing documents remotely. Ask them early how they sign with sellers out of town, because the answer shapes your timeline. Keys, the final meter readings, and the last walk-through can be handled on your behalf.
Every week, without asking
You'll know where it stands.
Every week you get a written update: how many showings there were, what buyers and their agents said, how many people viewed the listing online, and what the competing listings did that week. Then a straight answer about whether the price is doing its job. You won't have to chase me for it, and you won't have to wonder from a thousand kilometres away.

Before you hand over the keys
| Home insurance | Many policies change once a house sits empty for more than a set number of days. Call your insurer before you move out. |

| Utilities | Keep heat, hydro, and water on until closing. Buyers expect a working house, and a cold one can mean frozen pipes in winter. |
| Mail and deliveries | Forward your mail, and cancel regular deliveries so nothing piles up at the door. |
| Lawn, snow, and upkeep | I can recommend local help so the outside looks cared for all the way to closing. |
| Keys and access | Leave a full set with me, including garage remotes, mailbox keys, and any codes. |
